The lending requirements for
“home only” or chattel
financing, has become increasingly stringent and many previously
eligible
buyer/borrowers are not able to obtain funds to either refinance or
purchase
manufactured homes in parks or communities. Capital Management
is breaking
down many of the tight credit and home age barriers, erected by
institutional
lenders and is offering loans for borrowers who have recently emerged
from
foreclosure or bankruptcy and wish to purchase a manufactured home in
either
condo (purchased lots) or leased land communities.

Refinance

This program can accommodate home owners with sub-prime
credit, stated
income and even those who's credit score has been negatively impaced
due to a unique occurance . To
keep payments low, the loan term can be stretched to 180
months. Conversely, if a home owner experiences a short term
cash
crisis we can offer "bridge loans" starting for one month or more. The
only up front cost, to the home owner, is for the appraisal as Capital
Management funds all closing costs. Owners may borrow up to 60% of the
home’s appraised value, loans available from $10,000 to
$100,000, 24 hour funding after all conditions are satisfied.

Financing
SINGLE WIDE HOME
New or used, park model, single wide or multi-section are all eligible
for financing. This program can accommodate buyers with sub-prime
credit, stated income and even those who have recently emerged form a
foreclosure or bankruptcy. To keep payments low, the loan term can be
stretched to 180 months. The only up front cost, to the home
owner, is for an appraisal and insurance as Capital Management funds
all closing
costs. Borrow up to 90% of the homes home’s
appraised value, loans available from $25,000 to $125,000 with same day
pre-approval.
